I've also noticed a few listings with retiring owners so I'll be polishing up my seller financing talk track.

That being said, it is hard to theme out a 4-5 bedroom home, so they tend to be more 'safe' or 'plain', while the owners of the bigger homes have more options to theme and make them stand out and put themselves away from the pricing wars because they have something more unique. 

I acquired a duplex in December in Massachusetts and owner occupying, regarding setting up a sole proprietorship to gain a business bank and credit account, is it worthwhile to do so or wait to set up an LLC.

We loved the location, and the upside the owners were in their late 70s and hadn't updated the hotel in a few decades.

There are some vacant buildings and lots that could be developed but sometimes the old owners hold onto those until they get top dollar and you have to have a plan to turn it around.
