Time to make progress.

But I made some progress, networked with another fellow investor, improved my deal analysis skills, worked out regularly, ate healthy, and identified a potential deal. 

At the end of 6 months she hadn't made much progress on clean-up but I was still not ready to rehab her side so I said she could stay at a higher rent.

Being there to look at the property, the progress of renovation, and to deal with the GC or contractors is indispensable for growing your skills, judgment, and confidence as a real estate investor.  

Thank you keep in mind you just don't wake up one day and pull this type of project off its a progression in ones career.And I could not do it without a fantastic Banker who has been with me through the good times and the bad ( 2008 to 2011)It was said banker that encouraged me to have no debt on the land for additional project safety instead of max debt which of course juices returns and allowing an exit strategy if needed.   

I'm more than happy to share what I've learned thus far and update my progress on the new purchase. 

And what happens if that jackpot is not coming after 3-5-7 years – what is your exist strategy if the appreciation bet doesn’t go your way?
