The bigger the company the higher their overhead, the more money they spend on advertising and marketing plus workman's comp, insurance, and manytime even the vehicles and tools.

That said I was wondering what experienced wholesalers  do  or would do to dot all their i's and cross all their t's on the property to ensure there aren't a bunch of liens or other issues that would disrupt a smooth closing before calling a title company and spending hundreds of dollars for them to do the same thing?

My objective is maximize passive income but also spend as little out of pocket as possible.

I think the majority are people living on the edge, spending more than they should, spending their money carelessly and refusing to prepare for the calamities of life. 

None and I'd recommend, and my lender prefers to remain private.

I'm hoping to avoid spending more $$, as always.
