Once the market is determined, we will also be seeking to make connections with contractors, hard/private money lenders, agents/wholesalers, & property managers in those areas. 

I just personally do not think that is a good way to do business.

In either case, I would say most lenders will not allow the use of funds if its not for business purpose only and you definitely cannot owner occupy on a DSCR loan. 

The lender didn't go out of business, YOU are choosing to follow your mortgage guy to a new lender.

If you don't have it, you have to find a lender (bank, mortgage broker, private money, etc.) or convince the seller to do something creative.
