I suppose BP didn't take it down due to technical or numbering issues, may be it just generates forum posts that equal money, have no idea why it's still there, but it contains information that is admission to RE violations and it's not fully explained, just tossing a deal together as suggested will take you down a road of federal finance law violations!

In the last 3 months we have reduced our monthly expenses by over $600, just because we were objectively making better choices each month.I know that Ramsey's advice on investing is not popular on sites like BP...but it's hard to argue with his take on personal finance, budgeting and using cash instead of plastic.

Selling to an owner occupant, not an investor, you'll be in violation of several federal laws as you proposed the transaction/If you "stay in" some installment purchase, you can only sell the interest you hold, to a less degree, in other words, if you don't hold title buying on an installment contract, you could lease it and grant an option to buy, you can't sell on a sub-2 basis as you don't own it.If you assign an installment contract, you must have the original seller's consent, you can't create an assumption of a unilateral contract without consent.
