That price point seems more like a B-class property which may not give you as high cash flow as a C-class but it may require less oversight.If I were in the position you are in, the first thing I would do would be to reach out to other investors in the area who are doing buy and hold investments and I would take them out to lunch and ask them which local banks work with investors the best.

Then if we do have a bad downturn, I  will be doing the foreclosing instead of getting foreclosed on, and picking up properties at pennies on the dollar. 2)  for equity investments,  avoid short and medium-term debt.
