Just saw another clause in the pet agreement: "Permission concerning this animal may be revoked at anytime lessor's discretion"  I just love this standard format lease :) But how to do it efficiently?

The roof and the HVAC things are bad, but not a specific danger to your health, whereas the black mold can be.

You can have as many properties in the same account as you would like or if you are looking for more deductions simply create new accounts like college savings account for your kids, or health savings accounts, or whatever. 

We have B rentals in the Chicago suburbs, if we tied to do 650 and no pets we wouldn't have any of our existing tenants.

Make sure you put as much detail in the ad as possible include room dimensions, pet policy, address of property, and TONS of pictures.
