You can work through a lot of these details and can find the support for your RE passion in plenty of places (especially when you start killing it ;- ), but the biggest thing will actually be his level of apathy.

Speak to all people about your passions and the goals you are so eager to crush.

@Jeremy Koffi I would highly recommend connecting with @Jordan Moorhead and @Tim Swierczek, they both are experienced investors and have a passion for helping people with their real estate goals.

They have industrial fans running in multiple rooms including the bedroom, kitchen and hallway and they are sectioned off with floor to ceiling plastic.

I don’t know that it really helps you much, I am not a big fan.  

  :)  Sanding the side grill and the top fan grill will be somewhat of a pain in the butt... maybe ask around to see if any auto body shops or powder-coating shops would be willing to sandblast everything and paint or powder-coat it grey.

I'm never a been a fan of giving back a deposit and letting someone walk away unless I was in the wrong.
