I feel your pain and yes you have been duped.

It may be worth the pain. 

I focus on destination type tenants such as barber shops, vet places, regular doctors office, emergency clinics, restaurants, karate schools, fitness centers, environmentally friendly dry cleaners, etc.These are places people HAVE to go to do business.

Never know when their pain will change.

It was just a pain to use.For now, my suggestion is to keep accepting applications until everything is complete and you approve the best one.

HOWEVER, it is important to consider your net return, because if you pay more interest than what your rental is, then the leverage is working against you, certain recipe for pain.

BTW2, I generally advise NOT investing out of state ... been there, done that, and it was very painful for me; your mileage may vary.

This month - facing four vacancies, semi-annual property tax bills (most of my mortgages are commercial and not paid through impounds), insurance renewals, a new garage door and repair bills (when it rains it pours) for plumbers, I am glad I passed on that last duplex for now.Although it's always painful having to stroke large checks multiple times in the same month, I'm glad my reserve is there.  

Maybe he needs more pain before getting the price down...if so, move on.
