I was under the impression that you were planning to market it to investors (based on the condition).If you plan to market it to retail buyers in addition to investors, then why not just find a good real estate agent, let them help you determine the value, and list it on the MLS?

The individual learning pace is likely superior to 30 kids being all taught at basically the same pace.
