In my city's codes and ordinances it states that one of the common rental property violations is having "over four unrelated individuals residing in a dwelling unit" would the dwelling unit be considered the entire house or just the part contained in the lease (aka the room)?

This obviously isn't my only marketing channel, but it is one of them to go allow with cold calling and texting.I appreciate anyones advise.

I decided to SPECIALIZE, to the EXCLUSION of everything else, one ONE PROPERTY TYPE, in ONE GEOGRAPHICAL AREA.

The one residential is moving out, so I could go with an owner-occupied FHA or conventional loan.  

Recently the CFPB came out with an opinion on contract for deeds / land contracts etc and one of the issues discussed in them is the lack of appraisal and inflated valuations.

Once you own that for a year you can move out of it and rent all the units and move into another one and repeat the process.  

Asking for help is not necessarily one of my strong points, however I truly believe in the knowledge that exists within this forum, and I would highly value any and all mentorship that may be available to help get me going in the right direction. 

Spend one year in that house improving as you are able (new paint and landscaping at the very least).
