This is only meant as a quick way you can filter potential deals and not waste your time on ones that have no chance to pan out. 

Those who have yet to buy a home (millennials and younger) are going to get completely screwed and have little to no ability to build wealth on their own through real estate due to cost of housing compared to incomes and the only way they will be able to do it is from mommy and daddy hopefully having significant equity in their home.

When we analyzed it I thought on the high end we could make $50k but it sold off market and quickly so no complaints getting a little less out of it. 

I wanted to place no contingencies in the offer, but we need to sell our primary home to get the funds to close.

No brokerages are, in and of themselves, investor-friendly.

My current situation: I found a buyer ready and willing to put down deposit before the rehab is even finished.

However if you have no transactions I don't think it will be of much benefit.

The lack of capital gain would already be a huge no no for me but so is the inferior property title (foreigners can't own land in Thailand).There are so many better ways to make a 10 - 12% ROI, which by the way you're not guaranteed to get (which would be ok if you could get capital gains)!

No experience with it, but I know there are franchises like Motto Mortgage, that provide mortgage in a box essentially, or check bizbuysell and see if there is an existing firm available for sale.
