Having engineering plans and calculations can streamline the permitting process, as many local authorities require this documentation for ADU conversions.I can't give an invoice estimate as I am not well versed in how engineers price their work, but I would assume something around $5,000 for engineering services on a project of this size.

Most commonly, I see that clients can do a rate and term refinance after 30-days of ownership but most people wait 6 months to be eligible to do a cash-out refinance. 

Depending on the condition of the property, $1500-$1600/month per unit on a duplex is reasonable.

In the last 6 months i've acquired two more short term rentals in the Poipu Beach area and completed a 1031 exchange.

Thanks for reply’s, contacted several title companies none of them offered that service , I  am having a lawyer do it for me.

I plan to purchase a new home which i may use as a rental once rates drop and though i dont know when that will be, it sounds like a nobrainer to save up for that instead of spending on mortgage insurance monthly and limiting potential future appreciation.Thoughts?

Six months is a good default for a full flip, congats if you can get it done faster!
