Im a Realtor too so I just pulled in the driveway and talked directly to the owner and it took a few months but I was able to keep in contact and work out a deal.I learned A LOT about the importance of vetting any professional/contractor (and verifying any proof they provide) before they start any work.

Having engineering plans and calculations can streamline the permitting process, as many local authorities require this documentation for ADU conversions.I can't give an invoice estimate as I am not well versed in how engineers price their work, but I would assume something around $5,000 for engineering services on a project of this size.

I plan to purchase a new home which i may use as a rental once rates drop and though i dont know when that will be, it sounds like a nobrainer to save up for that instead of spending on mortgage insurance monthly and limiting potential future appreciation.Thoughts?
