Definitely agree with Jay on this one, the cost that you would incur to essentially do a refinance-rehab deal, or some kind of a stabilized bridge, you would be charged a few points and third party fees to change lenders and maybe save a point on the interest rate and add a couple of months extension would be a tough pill.

@Monique P. and @Garrett Kroll unfortunately raleigh doesn’t offer that service unless you have a medical condition, I already called and asked.

There are great opportunities if you're looking to MTR to travel nurses and others in the medical field.

I wish I could upvote Joey and Julie's posts more.My wife and I own/operate MTRs in the NE GA market, and for our area at least, traveling medical professional staffing companies want to see that you have at least 5 units to lease before they have more than a one-off relationship with you.

@Alecia LovelessThanks Alesia.Splitting works best when I am here and personally vetting highly compatible tenants while absorbing small inconveniences, I can probably make splitting work if I am at least at a drivable distance although challenging.I have a strong feeling to sell if I am out of state but losing a very low mortgage interest rate and finding another house hacking cash cow in CA in this environment is also a tough pill to swallow.

I used to be in the medical field too.

A luxury property targeting insurance placements is going to command a far higher rate than a solid 1 or 2 bed targeting travel medical professionals.
