Good news for your RE portfolio.true, it is the rate of changes of inflation that's being measured , but not the cost of the good itself.which create a good point, if we wait long enough, even without fed increasing rate, the inflation would go down by itself because logically speaking a price can't go up in the same vertical off-shoot.

Rent rate doesn't affect the value as it only use for lender to measure the amount rent to be use to for borrower to offset the liability of the property.

That trait can't be measured in dollars.If your hard-stop is 10% or 25% of net worth invested into each deal, you'll be limited to sponsors who are topped out at three to eight deals (lenders require sponsors to meet certain net worth and liquidity thresholds, so that means that at least 10% to 25% of their net worth has to remain liquid).

I doubt if any potential renter is going to inspect the property with a tape measure and calculate the square footage of the bedrooms and bathrooms in order to make their decision to rent the place.
