Lastly, I'm not sure if this is the correct place to ask this, but to my fellow KC area investors, could you recommend good local places to go (or other forum posts that reference this) for building materials, i.e. flooring, paint, appliances, etc.?

Or outside of RE, you could start an online business or other remote job and work from anywhere you could get an internet connection.

I started hearing about BP from colleagues and from cruising around the internet, and after listening to some podcasts, I got excited about the idea of building wealth through rental properties! 

I have access to the MLS and Zillow,  and any internet site, but on the surface I can't seem to extract from these tools the information I need.  

Okay, so in my town you can't pull probate information off the internet.

You could hire a lawyer but they might just review the contract and you'll find yourself running around like a headless chicken.Make sure you disclose EVERYTHING, as a buyer can turn around and sue you if you lie / keep quiet when they ask you a material question (Eg: "is the roof broken" (it is) you: "I don't know."

If the cabinets are standard sizes you should have no issues finding doors locally or from the Internet.

I also put lower in ad, cable / internet not included.. 

I never had a claim and it just makes your place more expensive to rent.Not having Internet may be a deal breaker for people that are addicted to the internet.I checked and there are only 2 other listings in your area.
