@Paul Bergagna To cut it short and sweet, yes CT has a problem but it should not be treated as the "sky is falling"The main issue, after taking a Market Analysis course in CT, is that we are losing our "good" 100k+ jobs and replacing them with 40k jobs.

Sometimes the deal can be so good you can't lose money. 

As far as Advisers/mentors go Bigger Pockets is a resource that I plan to really utilize throughout my venture :)

Not sure she will lose her foot.

@Steve Redd - Find a deal that won't kill you if it only breaks even ( I don't believe in aiming to lose money, lol) or partner with someone so you can be along for the ride.

Looks like they may lose out on that idea. 

His response: “will have to do repair on my schedule sorry”- I start losing my mind.  

Is this a one time venture or does this partner have extremely deep pockets to keep funding your deals?

Your tenants will appreciate the kind gesture and will hopefully not lose their keys again :)
