Until managing your own properties is taking away from your ability to pursue your “$1500 $ per hour” tasks.

I just started doing a daily check list of real estate related tasks but am seeking advice from other agents who have had success.Right now I mainly focus on cold calling 2-3 hours a day.

Larger Down payment- My lender did advise if all units are rent occupied my down payment will go from 3% minimum to 20% minimum leaving less money in my pockets. 

So where they see a major issue its literally an hour long task.

Instead, they base their qualifications on the following: a larger down payment, cash flow of the property and your credit score.

I walked into a large real estate owners office once right before thanksgiving.. this guy owned about 200 SFR's in Portland value then probably 150k a door  this was mid 90s today easy 350 to 400k a door..

This person could take a larger portion of the cash flow.

They have been more conservative than the larger banks.

There are so many fixed tasks and costs with lending on RE. 

Donr know anything about investing in larger things than 1-4 or commercial financing or anything-- But looking to expand my horizons and looking for like minded folks preferably locals but  obviously not necessarily.
