Saturday afternoon and Sunday were spent demoing everything that is going to be replaced including both bathrooms (leaving 1 toilet and one sink, the entire kitchen, all the carpets, all the doors...

There is a house for sale in my neighborhood that appears to mostly need cosmetic upgrades (no inspection done yet) - i.e. new kitchen/baths/paint, etc. 

You might just have the scrape/wipe the walls, repair a little drywall and paint some areas.I had a tenant set my kitchen on fire in one of my rentals once and it didn't turn out to be that bad. 

I just can't quite imagine what kind of strangers want to live with 3 others, sharing 1 shower/kitchen/LR per 4 heads.. :-/ Not my style (or I would do it myself & save $100K), but it sounds like this seller has a few... shall we say..
