@Puri Indah, You and your accountant will work out a reasonable allocation of starting basis in that property. 

A little back story of myself, I work out of town.

I'd go with shorter leases (like month to month) so if it doesn't work out for one reason or the other, you can get rid of them pretty easy.Best of luckStephanie

I've done some on patios by the pool (the wife stayed at least 20 ft. away from me the entire time, and her husband was the go-between, picking up the clipboard for me to pass, signing what he needed to sign, then walking over to her to get her signature.... more time intensive, but it worked), some in parking lots with a card table & lawn chairs, and one on the patio of a multi-million dollar home by the beach.

I would send a message letting them know that they have until Wed next week to contact you about payments and let them know that you are willing to work out a payment plan. 

Then work out the return based on the new #’s.

The work up front may even be more intensive than floating floors, but the end result with attention to detail holds up amazingly.

If you already have a good one, then definitely worth using again, but if your last one did not work out well, find a better fit. 

That said, I have no problem working with these programs and find the tenants that pass the screening workout at roughly the same rate as any other tenant you might pick. 

There are other strategies that can still work out great.
