the incredible thing i found is that in an area called sugarland... you can buy a house zoned to nationally ranked schools for say 200k-300k and basically be paying 1400 a month mort/propertytax/etc and live in a HOUSE in a great place.

Those fees can vary widely.  

In my research I have seen spreads on similar properties that are too wide to make an informed decision. 

If you are looking to use a national bank, you're just going to get a "do it this way, or go away" type of response.Find a small bank (local or state wide, not regional or national).
