Fargo has actually grown and seen an increase in demand for housing with a simultaneous decrease in unemployment, which was already ridiculously low, since the oil 'bust'.  

We currently have a couple of SFRrentals up here in the WA area (Snohomish County) and are looking to increase our portfolio... but now I'm a bit torn on whether we continue to invest here in WA or if we look to AL now that we will likely be moving there by next summer.Pros and Cons that I've weighed for investing in AL as opposed to WA:Pro -1.) it's cheaper!!

I'm hoping some smart remodeling will allow me to rent for a higher figure and increase my cash flow.

I know how it gains you access to the MLS, networking opportunities, increase legitimacy, and save money on commissions (when I do a fix and flip).

Values are still increasing and it should be worth more next year than now.

Irrespective, don't go over what YOU determine you need to pay for a property, I've seen people increase their purchase price more and more just to be competitive and get the deal, but then they end up eating into their profits and barely make money when they go to sell.Anyways, I hope everyone in Chicago is staying warm today..! 

I am currently in the process of filing my 2015 tax return (extension) where I can remove those expenses to increase that year's self-employment income, but that income would be taxed at the 28% bracket so not sure if it's worth it. 

I've just started this year and am finding the MLS increasingly difficult to find anything that pencils out for a long term rental.
