We saw a huge appreciation potential on it (we almost bought 2) - this was validated shortly after the neighborhood was completed, as one property in the neighborhood identical to ours sold for 15% above new build price already - and that was before the market here went insane.

This weekend I had the pleasure of hanging out with fellow BP member, @Matthew Schroeder who happened to be visiting Korea with his Korean wife.Matthew's lived overseas for many years, so it was nice to connect with someone who shares a passion for travel and exploring new countries.We were able to sit and have coffee at the 'car coffee shop' as I call it - a mixed used space that was developed by a Coffee shop, a car dealership and audio equipment manufacturer.

Be careful when buying a rundown laundromat as all you are really buying is the customers , the lease and the infrastructure.If the equipment is old and worn out as soon as you "buy" it you will be throwing it away and buying new machines.

Money will need to be spent to fix these problems (which may not be evident until the old roof tearoff happens--if that is needed)If the HVAC equipment is on the roof, the leaks may be from around the base area of those.Re the cracks, you might want to ask your brickman the added cost to match the color of the existing morter (after a powerwash) to make the repair harder to spot.Can the bricks be repaired with the renters in place or will you have to vacate those units(???)
