Not knowing your holding period isn't a good sign --as it often also means not knowing your exit strategy and will likely spook any anyone trying to fund a deal.From an FHA standpoint, 3.5% compared to 20% for down payment may be good (less hit to the wallet) but also may be moot in terms of getting a deal to make sense for a noob investor in LA.

The other challenge is that among our all of our projects when I run the numbers for the same money, we run three to four small deals and have about twice the upside and not all of our eggs are in one basket.So September hits and we have to make a move, I am not to keen on the project, but my partner straight up tells me he wants to do the deal.

Just wanting to warn everyone about possible issues with using the provided title services associated with a Hubzu auction property.This is what happened to me on a recent transaction on a fix and flip property that I bought in Northern Kentucky just outside Cincinnati.Hubzu’s contract states, basically, that if the buyer uses their designated title agency (Premium Title / Altisource) for title work and closing then the seller will pay the closing fees and owners title policy.
