Hoi L. Renew Gas Boiler or Install Mini-splits to 5 unit house

Currently all units are ~$50-75 below market in the zip code with water, hot water, gas heat/cooking included.Monthly gas is ~$300/month year round (higher in Winter of course, etc) and the current gas boiler/heater is 20 years old and the longest tenured tenant told me that it was on recently after a circuit breaker trip and it had to be turned off manually at the unit.

Generally, anything that creates heat is using a lot of wattage...curling irons, coffee pots, microwave oven, crock pots, etc.

@Nathanael Tinaya when looking at a historic home you'll want to call the town to see what renovations you can and can't do on the property, some of the rules that govern historic properties can be limiting in certain instances and can hurt you bottom line (ie. having to replace a slate roof) or ARV (not being able to update curb appeal or add central heat or air).Also with the seller finance portion make sure the terms don't ruin your deal, the balloon payment can wipe out your profits for years to come if its too high for instance so you may want to double check that the terms of the deal really make sense and to ensure you can cashflow for years to come with whichever method you choose

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

The FHA Appraisal also has pretty specific sections including: No damage to the foundation, roof, or exterior, Safe access to the premises, Working utilities, No exposed wiring or other electrical systems, A permanent heating system that provides sufficient heat for the home, No peeling or chipping lead-based paint, Access to clean water, No termites or other wood-destroying insects, Access to, and ventilation in, attics and crawlspace, No soil contaminants, such as from a damaged underground storage container, No safety hazards, such as stairs without handrails, Compliance with local zoning regulations.

I turn it down to 72 a few hours before the guests arrive.In the winter, the heat is set to 58 and I turn it up to 68 a few hours before guest arrive.I do watch the temp in the house to make sure the guests are setting it a 60 in the summer and leaving all the windows open.
