I've never done a land contract before. 

If you sell all as one package on one contract then you can structure it as one exchange. 

Unfortunately, I don’t think transactional real-estate/contract law is one of them.

We bought her our of the lease basically by offering an early termination contract and paying her last months rent.  

The owner has a contract for deed with a balance of 2k due.After a title search can I have the owner sign a quit claim deed?

Sounds to me like they are trying to gain 30 days interest on all collected rents , however depending on your contract with them any interest they earn on your money is your interest .
