Does anyone have a checklist of things to check for when screening an investment property management firm?

Though I am a realtor I don't use it much, I specialize in investments and acquisitions for a RE equity firm.

We are setting up a meeting with the loan officer at Wells Fargo who specializes in this particular loan to get more information.A couple days later we meet with a conventional loan officer for a smaller firm and found out how much they would qualify us for.

Thinking possibly of looking to join a non-Realtor Association firm, that just charges MLS fees only?    

Delaware I can believe because a lot of law firms are setting up offices down there. 

I'm using a blumberg lease in New York (fairly common) and a standard lease my property management firms uses in North Carolina which, as far as I know, is based off a template provided by the NC Bar Association.

Hot buttons are not atypical:  good property appreciation potential, solid rental market, and access to reliable management firms.  

I've tried contacting some civil engineers per another forum question, but they all seemed to be firms that weren't the direct purchaser. 

well, I tend to agree on sellers and major repairs, but remember the sellers  often do required repairs in an inspection in my experience, and, yes, your interests diverge (they are leaving) but the owner will not be on the roof, the roofing contractor will, so if you can agree on the highest quality firms in your area, they probably won't do substandard work or compromise their reputation on one roof job.
