Has anyone had a good experience building an ADU with a GC out here that they would recommend?

The good news is that your maintenance/renovation experience is going to help you throughout your career. 

I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..

Based on that you decide if you are going to use free marketing methods, or paid marketing

Find an agent on here that has experience doing something similar in your market and take it from there. 

This older home has older ceiling fans in the bedrooms.I'm planning to replace all the fans with LED light but wanted to hear peoples experiences on this.My thoughts are, ceiling fans are another object in a rental that break a lot, they get dusty and gross, and these don't provide much light to the rooms.

I do not have any experience with Schlage Encode but was aware that they have many happy customers.   

Investing out-of-state can be even more risky if you do not have experience successfully underwriting, buying, and managing rentals.
