Pay special attention to the exclusions listed on the preliminary commitment and make sure you are ok with those and that you understand them. 

To get that information, the listing agent SHOULD have it posted on the listing but many times they don't simply because they don't know or care to know and the seller doesn't know or care to know either. 

The rent estimator tool on BP does a good job at pulling current and previous listings from multiple sites.

Or just a poor ROI. 4 unit listed at $405k looks okay.

Doing a quick Zillow search for multifamily properties in Tacoma, Washington, it seems that there is not much inventory and what is on market is listing for $200,000/unit.

Only the people listed as "Managing member" will be considered a GP and would be allowed to have control/say in what happens on the property. 

I have analyzed 300+ listings and crunched numbers on many of them.

Plan to list for $200,000.  

In your experience, if all of these issues are addressed, should I expect a pass on the next inspection or will he provide a list of new items (I've heard this can happen).
