Hi @Larry TavarezI think 2 main things are at play here: first, as you mentioned, cash buyers can close much faster and most wholesalers market that they can close quickly so you lose that competitive advantage.

It they appreciate faster selling your home and buying 2 appreciating properties make more sense.

I think that "subject to" and "lease option assignments" are both a lot easier and faster.

On several of our older homes we've used black floor paint (latex based) then followed it with three coats of oil based Varnathane (which seems to dry faster than the oil based paint).
