House hacking is an awesome strategy, if the numbers keep going up you will have built equity and cash flow when you move out of there.

I also learned that you can purchase up to three properties thru a 1031 exchange. 

At this time, we do not allow builders to market any more ground up construction projects (pre-construction) as we have been made aware that there are significant delays in the construction industry.

Also, it would probably be beneficial to attending the STR meet up in Atlanta....The STRategic Investor Meet-up. 

Homestyle does not allow for ground up construction only for a major rehab but also limits you to 75% of the after repaired value.  

They advised they were given a great opportunity that they could not pass up in Las Vegas and want to be out by September 1st.

I could not make it past the set up stage.
