Just a food for thought just in case it’s only a few months away then you wouldn’t even need to put it elsewhere.In regards to investing I would recommend using it to improve your current property and equity position there until you can purchase a new property.You also can buy a second home with a 10% down loan.

There's a big difference with leaving a cat (and its food supply, litterbox, etc) unattended for 2 days vs. 4 days.It's a difficult situation but I would start by having an open conversation with your tenant and ask her what options she can pursue, because this is a safety-minded repair that needs to be done.
