I finally gave up this week and filed a 3-day Notice.

As an investor, you always want to make your money stretch as far as it can, and multiply as much as possible.

Of course I will provide everything in writing and serve this as a final warning for him (the noise complaint being the first offense).Appreciate the feedback!

Your happy the machine is finally running again but are surprised when the insurance company tells you they are only covering 1/3 of the expenses, because things like freon, freon disposal, and a host of other services are not covered under your insurance policy. 

Just too much of a stretch for me without a team already in place.

However- as stated above, it's an opportunity to learn some creative financing and stretch your skills a bit.

This way the bank knows you already have some definite income coming in, so you may be able to stretch your money farther and leverage more.

For us, it didn't create a lot of issues with the city, we were nervous about that but as we had planned on a full reno anyway it worked in our favor as the city was glad the home was finally cleaned up. 

Also, once we finally face a cool off phase in the market, getting offers accepted is going to be an eminent experience. 

I promise once I finally acquire a property and officially start becoming a real estate investor, I will pay it forward!
