(These are tenants who have been behind on rent for most of their tenancy, and I a have a feeling if I give them a 60 day notice, they will dip and I will never see the rest of the rent.)

All the free rental software, like the one I use, hold the money for 4 to 5 days like you said.

The market is normalizing which in the short term can feel a little unsettling, but given run-up of past couple of years, some normalization is needed. 

Even if nightly rates didn't continue to rise over time, breaking even now would still be a free house in 30 years that I could sell and use for a retirement nest egg along with my 401k.
