What do you expect the property rent for?

I reached out to a hard money lender and they asked for 25% down of the total financed amount which is significantly higher than expected.

From there you have the various stages of conversion rates, so if you are relying on ONLY mailers expect something like 0.001% conversion rate of mailer to completed deal, maybe that high.     

You can't just browse online like you're swiping through a dating app and expect to find what you need.

If you hired an unlicensed one in one of those states then you are likely out of luck as you would expect to be when hiring someone to work illegally.

Insurance is a negative expected value product, that's normal and expected.
