We could sell this one, purchase the new house with a couple of small rentals but I do not believe we could get a similar cash-flow.

My largest concern is that as we go lower in rate, housing supply will ultimately be unlocked putting downward pressure on rents/asset prices. 

I have sold apartments in Columbus for 10 years. existing inventory in C and D areas are the same cost per square foot as suburban multifamily so I figured we have a shot at something and there's been plenty of demand.

Here's what you'll want to consider....Look at the existing bylaws.

For rents to rise quickly, housing demand must continue to increase.

Las Vegas is on the verge of a market over-supply of housing, and that will produce a large price drop. 

The seller's family, burdened by a vacant and vandalized house, simply wanted to eliminate the mortgage.
