To date we just manage our SFR portfolio using a system in Excel that I have built out for financials and other things, plus eRentpayment for rent collections, so I don't have any particular subscription software that I am using that might already provide this sort of mail service.

I have an Excel template with pre-populated dates, unit #s, rents, and recurring expenses like management fees, landscaping, community lighting, and pest control and I manually complete that template and then upload it into Xero each month.This combines the stuff the PM handles with the stuff I handle...mortgage, property taxes, insurance, professional fees, admin, cost segregation, closing costs, loan fees, syndication income, etc.

I would strongly suggest that you educate yourself on the subject as there are many excellent threads on the subject already on this forum.Also I would encourage that you learn about the negative aspects of using an LLC too (cost, lending limitations and rate, use of a lawyer to represent it in court, ...).

Aloha,Military Tenants can be excellent, however after over 20 years on this rock with NUMEROUS bases from all branches, there are some considerations: First of course, is the Servicemembers Civil Relief Act, which does provide that any Rental Agreement can be broken with 30 plus days notice due to Permanent Change of Station or a Deployment of more than 180 days.
