Hi all, I want to get out of the real estate game and do a 1031 exchange to roll my equity into a home that I will eventually live in after the 2-year required rental period.

Starting this business (and you have to realize it is a business) is not easy and there are so many moving parts.

Husband has a full  time W2 job.I have $100,000 to start. 

Once you start changing the rules because you get good or bad vibes from a potential tenant, you can get yourself in serious hot water and end up in court for a fair housing violation. 

I’ve started to explore the “creative deals” side of real estate & honestly it’s pretty amazing.

A business partner and I are working together to start investing in distressed properties with the goal of eventually flipping and renting apartments.

We actually rented the unit back to the existing tenants for as long as they wanted to stay because we didn’t have to do anything to the unit to start generating income.

If you have 4 offers sitting there, I would really start looking at them and weigh that with your motivation for selling. 

However, I'm unsure which market I should focus on starting.
