In those instances we may not bother calling in our inspector or an engineer unless we see cues of serious structural or environmental issues.I find the cost of an inspection ($500 - $2500 pending the property) to be a fiscally effective use of my time and our funds.

Jon - with the right documentation you can take immediate write-offs for replacing capital components of a structure.It is called a Cost Segregation Analysis and, properly prepared by an engineer, it will be accepted by the IRS.

Certainly the borrower will need to pay for an appraisal and maybe also pay for a Phase I environmental report and maybe even market studies.The borrower may need to pay points at closing and other closing expenses as well.I hope this helps clarify the amount you will have to contribute if you pursue a commercial property.

Of course it is difficult to get a cap rate comp on SFR's and small Multi's so it doesn't make any difference since if you don't have cap rate comps you can't use a cap rate.

In general, banks are loathe to make a loan where the ratios are so uncertain even just a few months after close.Throw in the investor component, and it gets even messier, because as Holdman pointed out, they are quick to walk (or should I say run?)
