Hello, since I joined here I already passed on one property and currently I'm going under contract on another one (hopefully soon, currently at the mercy of the bank...)Long story short, while scanning for properties I got interested in flips.

People seem amazed when I tell them I passed up a deal, just because I think its not good enough.

A Sub-to passes title to a buyer, the lease-option does not.

I recently selected a tenant who worked at a local college, after she passed the background check, in part because her source of income is not correlated with the local economy.This type of analysis should still be completed for investors in large urban areas with diverse employment opportunities for tenants.

Some folks will pass right over a posting that doesn't have any pictures.Also, many REIA groups are setup on meetup.com and you can often times send a mass email to these groups with your property info.

The end result is that several weeks or even months pass before someone gets the property and the resulting price is often far too high for a property that you do not even know what to expect inside.
