You have no experience that would make you a reliable source for these investments and if you lie about your experience to induce an investment that is a crime. 

Just an interesting thought experiment that popped into my head and I would love to hear everyone's thoughts!

However, this home is located in a market that has enjoyed significant appreciation over the last 20 years and has seen significant investment in recent years to provide strong additional appreciation potential in the future.

Any advice is greatly appreciated, below are a few of the questions I am kicking around curious if anyone with experience can weight in:1.

And how has that changed with your experience level?

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc
