While markets are getting better are areas reopen this is a global economic concern not a local one so the correction time will take longer than expected. 

Otherwise I think rates will drift in the current area or even lower depending on economic recovery speed. 

We've been in a strong rental market for 10+ years and a lot of the "experts" you seek advice from have just a few rentals and have never dealt with a problem.
