Although we only have duplexes at this time in our LLC, is there any benefit to putting his new home in the LLC and have a rental agreement with my father?  

Begining of autumn I bought my first rental, a duplex, but didn't ask the right questions.

I would really like some feedback on what realistic numbers look like for a duplex house hack, as I am struggling to find that unicorn property where everything fits perfectly and I don't want unrealistic expectations prevent me from ever pulling the trigger.To set the stage, I have been looking for multi-family properties for me to house hack into in the Maryland area for a few months.

Question about a foreclosure condo.

I'm exploring building a guest house/duplex on an empty part of our lot to rent.

For example why did some target single family as opposed to condos or multi families house?

I started investing roughly 6 months ago, buying my first duplex in May (54k pp, owe 48k on mortgage) payment with TI is $480/mo, no tenants as it is under remodel.

I am currently stationed in Fort Campbell KY and recently bought my first investment property (a duplex) in my home town in Owatonna MN, its going good so far.

I am looking at a rental condo in Phoenix, AZ.

It's located in a residential area and for example if I were to offer it as a wedding venue, it could not be used for a night time wedding dance as this would disturb the neighbors.Three bedroom apartments rent for $750.I do not want to go to the expense of turning it into a duplex or triplex.I do not want to go to the expense of turning it into a home.Has anyone else done something like this?
