Doing this from memory, but I seem to recall we called our non refundable fee a pet charge instead of a deposit.My understanding is anything you keep must be itemized and the remainder returned within 30 days or else the tenant can collect treble damages.In addition, you have to be careful of defining normal wear and tear vs damage.
