What's the strategy with using investment property to pay for college with a rental?

Our exit strategy would be to move out and rent it out in about 3 years.

When working with investors, the strategy we discuss of 30yr vs 15yr is different for everyone.  

I would say a better strategy might be to consider liquidating a property or two to raise cash to live on while you get your finances back in order.
