This goal was looking gloomy as the days pass, but luckily I was able to find a bank foreclosure 3bed, 2bath detach a few days ago.

We did take a heloc (owe about 28k) to buy a second place (townhome style condo that's detached) in SJ for 442k (3bed/1.5bath).

I'm not seeing an obstacle.

If you are looking at active MLS deals in the Denver Metro it is going to be tough to find cash flow positive properties, especially with detached homes.

Its a turnkey property 3bd 2.5ba 1,400sf detached built in 2003 in a nice suburb of Portland, OR with minimal expenses.

I would ask your realtor to bring you listings with basements and/or detached garages because it's tough for an MLS search to reliably pick those search terms up.
