It looks pretty colorful already and if it were me, I would definitely build on the colorful, tropical vibe and create a lot of instagrammable moments throughout the space with murals, funky seating, beautiful bathrooms etc.

Then i email those to my designer who puts together mockups & 3D renderings for me, complete with links to Benjamin moore paint colors, links to the products on Wayfair, etc.

Our tenant has recently gone dark - I have made numerous attempts by both phone and text to reach her due to a maintenance issue she reported.

(I won't get into explaining it to avoid long post but there is a multitude of info on it in the forums) A lot of hard money lenders want you to have some skin in the game, ie: a percentage of the down payment or a few months worth of interest payments in your account which is what the 5k would serve as.

I've seen non HOA neighborhoods where everything is clean and no one paints their homes crazy colors or parks cars in the front yard.HOA's in my area tend to be in newer subdivisions and those areas have an inherently higher value of property due to having newer homes and being in the better parts of town.

Light color paint will show all finger prints and need to be retouched every so often.  

If so and you can show examples, you could partner with other investors where they help with the gap funding.If not...get busy saving up money...your skin in the game so to speak. 

But there are soooooo many ways to skin the real estate cat.
