If he doesn't, then it will go a small way toward paying somebody new to do the repairs ( he framed the sidewalk crooked so the concrete is poured crooked, some tile work is incorrect, etc).

You can also use sites that are set up to help you find estate sales like MegaEstateSales.com.It might be easier to create relationships with the estate liquidators - the estate sale listing sites usually have a way to contact them through the site and they might be able to give you a heads up on property steals.

Find some high end renovated or new construction apartments in your neighborhood- take a picture of all the finishes and steal your favorites (ideas that is- not the actual finishes from the apartment 😅)If you have 1-3 rentals you gotta be scrappy as you build your portfolio, don’t throw away your money unnecessarily!
