One of my 4-plexes was an off market deal that came about because me and the previous owner found a common benefit in sharing trash dumpsters at our investment properties and the conversation went from there.  

I can work my persuasive skills just as well through phone conversations than walking the neighborhood.

That's going to be a very fact intensive conversation. 

Working on Acquiring Land to build 50 to 100 unit Apartments in Rich Burg SC.Partnered with UK Lender , and Group on 136 unit condo conversion in NC Just to give you an idea of current or ongoing projects.

The loan would be USD as someone had asked about conversion rates.

If this same conversation took place in a growing economy, rather than in the stagnating,  to maybe growing one we are in, my worst case would be less severe.
