Obviously that affects your payback period.Again, not to rain on you too much, but the $18K discount on the second one is kind of offset by the $11K you had to put into it to make it rentable.BTW, I'm sure lots of folks will take issue with my somewhat sarcastic attitude in my response to "edge" and "prohabber".

The conference had representatives from all over the Midwest set up each in a booth and Southern CA investors went from booth to booth talking with the different reps about their areas.With that kind of proactive event going on, I would say that investing in CA for appreciation would not be the best bet right now.

To the best of my knowledge, there are more or less three general kinds of checks you can get:-Raw credit report, no scores, cheapest-Credit report with FICO or other scores, moderate-Credit + Risk report with rental recommendations, expensiveI don't know the setup fees for many of the places that offer these.

I've also adapted a business model where 10% of every major good deal that goes through, gets funneled directly to these kinds of efforts--kind of helps keep me humble, oriented on what's really important, and makes sure it doesn't get brushed to the sidelines in a money making bonanza.
